Priors Hill — Macclesfield

Overview: 38 homes for Affordable Rent and Shared Ownership.
Role:
Affordable Homes Consultancy won a competitive tender process to acquire a former children's home in Macclesfield owned by Cheshire East Council. Detailed planning approval was granted in September 2013 and the construction of the scheme commenced in October 2013. This 38 unit all affordable housing project is the largest development of this type in Macclesfield since 2006/7.
Welshmill Lane, Frome, Somerset
Client: Yarlington Housing Association and Nobles Construction Ltd
Scheme Value: £3,500,000
Overview: Remediation of a former gas works site and the construction of 24 apartments for Affordable Rent, and 8 houses for Shared Ownership.
Role:
AHC, in partnership with Yarlington Housing Association, has submitted for detailed planning approval to develop this all affordable housing scheme in the picturesque market town of Frome. Site remediation works commenced in October 2013 with the main works contract due to start in February 2014.
Watt St — Sabden
Client: Calico Homes
Scheme Value: £4,000,000
Overview: Development of 44 homes for outright sale, affordable rent and shared ownership for Calico Homes.
Role:
AHC assembled a package deal development with Calico Homes as the end user Registered Provider. AHC were instrumental in facilitating the land acquisition, scheme design and planning and procurement negotiations. The scheme was completed in December 2012.
Station Road — Slough
Client: King Street Group and One Housing Group
Scheme Value: £35,000,000
Overview: Completion of the development of a stalled site comprising 249 apartments – a mixed tenure part affordable, part outright sale development.
Role:
AHC was commissioned to re-negotiate the existing S106 Agreement with the Local Authority to facilitate the delivery of this stalled, partially completed development. Our input helped to unlock the development potential of the site. Work to continue the construction process commenced in June 2011, and completed in 2013.
South Liverpool Homes
Client: South Liverpool Homes
Scheme Value: £10,000,000
Overview: Delivery of 80 new homes in South Liverpool for South Liverpool Homes, and facilitating the delivery of a further 80 new homes for Countryside Properties PLC for outright sale as part of a Development Partnership for the Speke/Garston area.
Role:
AHC have been commissioned as Development Consultants to South Liverpool Homes, with the responsibility for project managing the deliver of SLH's Homes and Communities Agency programme, and facilitating the delivery of a further 80 new homes for outright sale by Countryside Properties as part of a wider regeneration initiative for the Speke/ Garston area. To date, 30 new homes have been delivered with a further 50 new homes on site and due for completion in 2014. South Liverpool Homes have been successful in exceeding their delivery targets with the Homes and Communities Agency for this programme delivery period.
Thelwall Lane — Warrington
Client: Mulbury Homes Ltd and Helena Partnerships

Overview: Development of 92 houses and apartments – a mixed tenure all affordable housing project
Role:
AHC was commissioned by Mulbury Homes to provide valuation and planning advice and to liaise with Warrington Borough Council and their preferred RP partners with the aim of establishing a partnership to deliver an all-affordable housing development. AHC was instrumental in decision making on both scheme design and tenure mix and in finalising an agreement between Mulbury Homes and Helena Partnership for the development of 92 affordable housing dwellings with the benefit of HCA grant funding. Work commenced in October 2011 and completed in 2013.
Templar House — Northolt Road, South Harrow, Middlesex HA2
Client: Stadium Housing Association Group, London Strategic Housing Ltd and King Street Group

Overview: Conversion and extension of disused office building to provide 84 apartments comprising 14 shared ownership, 64 key-worker studios, and 6 general needs units
Role:
AHC was commissioned to facilitate negotiations between the developer, Local Authority and RP to enable this groundbreaking mixed tenure development to be delivered providing much needed key worker accommodation in the London Borough of Harrow together with rented and shared ownership accommodation targeted at local residents.
Digby Road — London Borough of Hackney
Client: Network Housing Group, Turnhold Properties & King Street Group

Overview: Development of 97 new build apartments varying from 6 to 14 storeys including a 6 storey living wall
Role:
AHC was commissioned to advise on S106 negotiations between the developer and the London Borough of Hackney. We were also retained to advise on design and tenure requirements and to provide valuation and affordable housing advice. On receipt of planning permission, we were instrumental in structuring a deal to enable this development to be delivered as a mixed use, mixed tenure, all affordable housing development with the benefit of HCA grant funding providing much needed affordable housing in the London Borough of Hackney.
Liverpool One
Client: Grosvenor Investment Management Fund
Scheme Value: £13,000,000 (estimate)
Overview: Large scale mixed use commercial, retail and residential development
Role:
Affordable Homes Consultancy was commissioned by the Grosvenor Investment Management Fund to assist negotiations and to help structure a ten year lease agreement with a local RP (Plus Dane Group) who currently lease, manage and sub let a total of 94 apartments at discounted market rents aimed at key workers and local residents.
Rushgreen Road — Lymm
Client: Newbury Homes and Great Places Housing Group
Scheme Value: £1,500,000
Overview: 11 shared ownership houses targeted at local residents in a high value Cheshire village
Role:
AHC was commissioned to provide valuation, marketing and Section 106 advice by the developer Newbury Homes and helped facilitate a deal to deliver this project in one of Warrington's highest value locations. Our expertise and excellent working relationship with Warrington Council helped to bring about a development that will provide much needed affordable housing to local people traditionally priced out of the village of Lymm.
Captain's Green — Phase II — Bootle, Sefton
Client: Adactus Housing Association & Trigen Developments
Scheme Value: £1,100,000
Overview: 10 homes for Affordable Rents as part of Adactus Housing Association's HCA Development Programme
Role:
AHC were commissioned by Trigen Developments to act as part of the planning team to obtain a detailed approval for this redundant pub site. AHC were able to negotiate a package deal with Adactus Housing Association to develop the site in a former HMRI area to provide new, quality affordable housing that will improve the quality of local housing stock. The scheme is scheduled to be completed in March 2013.
